5 Aldermanbury Square is an award winning office building in central London. There were a number of challenges facing the team in regards to fire safety and the team worked closely together to allow the architectural vision to be realised and the net lettable area to be achieved. Fire boundary conditions were treated with window sprinklers which negated the requirement for a step back in the façade or a secondary fire rated façade. The floor layout meant that one fire fighting lift was adequate and the clever position of risers meant that all parts of the floor plate could be reached within the prescriptive requirements. The time equivalence was used in order to reduce the structural fire rating from 120 minutes to 90 minutes, thus allowing the steel to be protected by intumescent paint and saving precious ceiling void space.
SAFE were able to:
- Reduce the number of fire fighting shafts from three to two
- Omit hose reels throughout the scheme
- Reduce the structural fire rating of the building from 120 – 90 minutes
- Omit all fire protection to perimeter columns
- Reduce the size of the sprinkler storage tank
